Hands-On Property Management

I work with clients who understand that tenants are customers and are invested in providing a safe and secure housing experience to foster long-term relationships and retain business. Happy tenants renew leases, which saves you money!

Here’s how I’ll support you as a property manager:

• Procuring tenants — I’ll list your property, coordinate showings, screen tenants, sign leases — taking your property from vacant to occupied as quickly as possible!
• Accounting— I’ll collect the rent, pay the bills, and then send you the remainder at the end of the month, along with a full report of all income and expenses monthly. At the end of the year, you’ll receive an annual report along with your property’s 1099.
• Managing needed repairs — We’ll discuss and set a repairs budget. I rely on a network of trusted contractors who are quick to respond when I call and are excellent at troubleshooting to find the core issue and make the correct fix in a timely and efficient manner.
• Ensuring legal compliance — I’m here to make sure you’re compliant with landlord requirements in Philadelphia as well as property upkeep per the city’s direction — facade and fire escape inspections and repairs, Lead Dust inspections, Housing License Renewals, etc.
• Preserving the value of your property — I manage all the annual maintenance and will also provide recommendations when it’s time to make upgrades in order to stay competitive.
• Making your life easier — Do you like to be more involved in day-to-day decisions for your property? Would you rather receive an end of month update? Would you prefer to only be contacted in case of emergency? No problem! I’m here to make your life easier, whatever that means to you.
